Detached home sales continued higher again in January 2021 (30) when compared to the same month last year (14). Seven homes sold above their asking price and four homes sold at their asking price while the rest of the sales were all below their asking price. The highest priced home sold for $3,548,000 (1st Ave) and the lowest priced home sold for $1,040,000 (1A Ave). On average it took 33 days on the market for these homes to sell. As of today there are 89 active listings on the market compared to 82 listings at the end of January. The highest priced listing currently is $4,980,000 (225 English Bluff) and the lowest priced listing is $979,000 (4682 Mallard Ave). The average list price is $1,813,488 (single family).
