Detached home sales were up more than double for December 2015 (28) when compared to the same month last year (11). Twelve homes sold above their asking price and two homes sold at their asking price. The highest priced home sold for $4,280,000 (1031 Pacific Drive) and the lowest priced home sold for $870,000 (1022 53A Street).  The average sales price for December was $1,552,814 (December 2013 average $735,312).  As of today there are 52 active listings on the market compared to 32 listings at the end of December. The highest priced listing currently is $7,888,000 (1160 Boundary Road) and the lowest priced listing is $838,000 (938 53A Street).  The average list price is $1,561,424.

The average sold price was $528,588.  Currently there are 28 active listings for condos and townhouses in Tsawwassen (25 last month).  The lowest priced listing is $198,000 (#245 5421 10th Ave) and the highest priced listing is $4,590,000 (#604-5055 Springs Blvd).

As of today the highest priced listing is $11,900,000 (East Ladner Farm) and the lowest priced listing is $299,900 (#12 3871 River Road).  The average list price is $1,072,362.

Detached home sales (5) were slightly up for December 2015 when compared to the same month last year (4).  The highest priced home to sell in December was for $3,405,000 and the lowest priced home to sell was for $2,228,000.  All five homes sold below their asking price.  Also all 5 sales were above their 2015 tax assessment values. There were also not any price reductions during the month, but there were 3 listings that expired.

 

Currently there are 17 detached homes for sale and this is down from last month where there were 30 homes for sale.  The lowest priced home for sale is listed at $2,680,000 (161 W 41st Ave) and the highest priced home for sale is listed at $4,388,000 (5235 Kersland).  The average listing price in the Cambie area is currently $3,294,529.
