Cambie Real Estate Update (July 2013)

Detached home sales were up for July 2013 as there were 11 sales compared to 8 sales for the same month last year. The highest priced home to sell in July was for $3,010,000 (405 W 26th Ave - 58’ X 152’ lot size) and the lowest priced home to sell was for $1,488,000 (618 W 17th Ave – 33’ X 122’ lot size). Two homes sold above their asking price and three homes sold below their 2013 tax assessment values.

Currently there are 42 homes for sale and this is down from last month where there were 47 homes for sale. The lowest priced home for sale is $1,468,000 (985 W 23rd Ave - 33’ X 122’ lot size) and the highest priced home for sale is $5,000,000 (506 W 27th Ave - 67’ X 150’ lot size). Also at the end of July, 1 listing expired as they were unable to sell after being on the market for over 4 months.
