Cambie Real Estate Update (September 2013)

Detached home sales were up for September 2013 as there were 8 sales compared to 7 sales for the same month last year. The highest priced home to sell in September was for $2,307,000 (829 W 20th Ave - 33’ X 122’ lot size) and the lowest priced home to sell was for $1,300,000 (583 W 23rd Ave – 33’ X 122’ lot size). Four sales were above their 2013 tax assessment values and the other four were below their tax assessments.

Currently there are 51 homes for sale and this is up from last month were there were 44 homes for sale. The lowest priced home for sale is $948,000 (57 W 41st Ave - 33’ X 112’ lot size) and the highest priced home for sale is $5,000,000 (506 W 27th Ave - 67’ X 150’ lot size). At the end of September, 6 listings expired as they were unable to sell. However 4 of the 6 homes have come back on the market.
