Ladner Home Sales (April 2018)

Detached home sales in Ladner were once again down for the month of April (17) when compared to the same month last year (31). The highest priced home sold for $1,550,000 (West River Road) and the lowest priced home sold for $605,000 (Schooner Gate).  Four homes sold above their asking price and one home sold at its asking price while the rest of the sales were all below their asking price.  For the homes that sold last month the average days on market was 41 days. Currently there are 107 listings on the market compared to 95 at the end of April.  As of today the highest priced listing is $18,000,000 (3820 64th Street) and the lowest priced listing is $219,000 (#4 3350 Westham Island Road).  The average list price is $1,495,265 (single family).

For condominiums and townhouses, the number of sales were also down for April 2018 (13) when compared to April 2017 (19).  The highest priced condo/townhouse sold for $980,000 (Admiral Way) and the lowest priced condo/townhouse sold for $435,000 (48th Ave). The average sold price was $629,238. Currently there are 31 active listings for condo / townhouses in Ladner compared to 25 last month.  The highest priced listing currently is $1,175,000  (#86 5900 Ferry Road) and the lowest priced listing is $419,900 (#15 4925 Elliott Rd).
