Detached home sales were really up again in May 2021 (47) when compared to the same month last year (27). Seventeen homes sold above their asking price and nine homes sold at their asking price while the rest of the sales were all below their asking price. The highest priced home sold for $3,580,000 (Pacific Drive) and the lowest priced home sold for $983,000 (Morningside Drive). On average it took 22 days on the market for these homes to sell. As of today there are 111 active listings on the market compared to 126 listings at the end of May. The highest priced listing currently is $8,888,800 (1160 Boundary Bay Road) and the lowest priced listing is $1,098,000 (5446 6A Ave). The average list price is $2,030,358 (single family).
